Meet the Family Behind Stella MarisWe’re a family of five. Myself, my wife, our fun-loving twin 12-year-olds, and our adventurous 6-year-old—who have spent countless cherished days together here at Stella Maris. For us, this home is more than a beach house. It’s a place where memories were made: sandcastle competitions at sunset, s’mores on the beach, dolphin sightings during breakfast, and laughter echoing through the halls after long days in the sun and surf. Our family is grounded in faith, strong values, and a deep commitment to making time together count. Stella Maris has been a gift, a sanctuary for slow mornings, spontaneous swims, running along the quiet beach and reconnecting in a world that often moves too fast. Every corner of this home reflects that purpose.As our children grow and our extended family needs shift, we're looking to reallocate some of our equity to create new experience, traveling with our kids while they’re still young and spending more time near our aging parents. But we’re not leaving Stella Maris behind.     Short Term Rentals will be allowed after members decide to vote on allowing them.


    Use of Property:

    ●     Check-In Time: 4:00 PM, Check-out Time: 10:00 AM, any other arrival or departure times may be approved by the Property Manager.

    ●     Members are limited to a maximum of 14 overnight guests or family members during any stay.

    ●     Members must follow and adhere to all Home Owner’s Association (HOA) rules and regulations, any individual Member or their guest violating these will be responsible for any additional fines or assessments.

     

    ●     No guests or family members under the age of 25 are allowed to stay in the house unaccompanied by a Member.

     

    ●     Parking – Parking is only allowed in the driveway or in the garage, there is no on-street parking allowed in the neighborhood.

     

    ●     No rentals are allowed of any term, including, without limitation, day, overnight, weekend, short-term, long-term, i.e. AirBnB, VRBO or any other service. This may be changed with unanimous consent after the first year of the Agreement.

     

     

    Upkeep and Maintenance:

     

     

    ●     The owners agree to perform simple maintenance on a schedule to ensure upkeep of the property through each season of the year. This includes but not limited to: HVAC Maintenance, Pest Control, landscaping, etc.

    ●     Members shall keep property in excellent condition and repair, vacate at the end of the stay leaving the property in “broom-clean” and sanitary condition, and removing all food and personal items upon departure. 

     

    ●     The Members agree to hire service professionals when necessary to maintain and/ or repair the property.

     

    ●     Members agree to hire a local property management company (Property Manager) to assist in coordinating stays, scheduling cleaning services and general upkeep and maintenance as directed by the Managing Member. This Property Management company is to be paid by Company as an operating expense.

     

    ●     Members agree to keep and maintain a security system in place to protect the Residence.

     

     

    Cleaning:

     

    ●     Members will develop a departure procedure to be followed after every stay by the Members and for the Property Manager.

     

    ●     Scheduled deep cleaning up to 5 days per year to be paid by Company from Company funds as an operating expense.

     

    ●     Member and Guest stays require professional cleaning paid by the Member and / or by the inviting Member. This fee will be initially paid by Company funds and added to the assigned Members next monthly maintenance contribution.

     

    ●     House cleaning standards and rules will be reviewed annually and will be adjusted accordingly.

     

     

    Common Property / Member Storage Areas:

     

    ●     Items in the house are for common use unless labeled as private property not for common use and stored outside of the common space in an appropriate space.

     

    ●     A Member may bring items for common use, but such should be labeled or otherwise provide notice that the items may be removed at any time by the Member who brought such an item. No compensation is due for the usage or replacement of such items.

     

    ●     Damage to common property is the responsibility of the user or Member who invited user.

     

    ●     Upkeep of common property is shared and can be added to the maintenance schedule for the property.

     

    ●     Members shall dedicate areas for each member to store personal items, including space in the garage and closets in the home.

     

    Household Supplies:

     

    ●     It is a judgment call of the departing Member what to do with remaining perishables and replace them as needed up to $100 using Company assigned Debit Card. Members shall decide which basic items and minimum quantities that should be left and replenished by the departing member. Items such as, but not limited to: Cooking Oil, misc. cooking spices, tin foil, saran wrap, condiments etc.  

     

    ●     Sufficient household supplies should be left available for the next Member’s visit. Those items should include but not limited to: Toilet paper, Paper Towels, garbage bags, Dishwasher Detergent, Laundry soaps, cleaning supplies etc.  Brands, types and quantities, may be agreed on by all Members.

     

     

    Pets:

     

    ●     Only a Member’s dog(s) are allowed. Dog owner is responsible for any damage and extra cleaning fee required due to the dog(s) charged at $125 per pet per stay if deemed necessary by Property Manager.

     

    Prohibitions:

     

    ●     No storage of firearms on the Residence property is allowed, including, inside, outside or in vehicles.

     

    ●     No smoking or vaping inside or outside of the Residence, Game Room or Garage is allowed. Members violating this policy will be fined $500 plus cost to repair or mitigate any damage to the property.

     

    ●     No illegal drugs on the Residence property are allowed, including, inside, outside or in vehicles.

     

    ●     No Alternations, No member may perform any alternations including moving or replacing any furniture without the permission of the Property Manager.   No Member shall be allowed to remove any common property temporarily or permanently.

     

    ●     No parties or events shall be allowed that would violate any house rules, noise ordinances or cause disruption to the neighborhood.
